Should you get an appraisal before settlement?

If a buyout, an equalization payment, or any settlement term depends on the home's value, a licensed appraisal is often money well spent — it is the valuation most likely to hold up when parties disagree. For lower-stakes questions, a real-estate professional's market analysis may be enough.

Every divorce involving a home eventually lands on a number for what the home is worth. The only question is how defensible that number is when someone challenges it — during negotiation, or years later when a party feels the deal was unfair.

When an appraisal earns its fee

  • A buyout — the payment is calculated directly from the value.
  • Meaningful disagreement between the spouses about what the home is worth.
  • An unusual property — acreage, waterfront, mixed-use, extensive improvements — where automated estimates are least reliable.
  • Any settlement one party may later claim was built on a bad number.

When a market analysis may serve

If the home is being listed for sale on the open market, the market itself will set the price — a professional market analysis to guide the listing is usually sufficient. Similarly, early in a case, a market analysis can size the estate before anyone spends on formal valuation.
